Honestly, we care more about character than credentials. We look for people who are respectful of shared spaces, communicative, and genuinely interested in being part of a community — not just renting a room. Students, professionals, artists, remote workers — we've had all kinds.

Rooms are unfurnished — you bring your own bed, desk, and personal items. This lets you make the space truly yours. Common areas are fully furnished and equipped.
We typically ask for a minimum 3-month commitment, with month-to-month options available after that. We prefer residents who are planning to stay 6+ months, as it helps maintain community stability.
Yes. We require first month's rent plus a security deposit equal to one month's rent. This is standard and held per California law.
Your furniture, bedding, personal items, and toiletries. The kitchen has shared cookware and appliances — but you're welcome to bring your own. Soap and toilet paper are always stocked in shared bathrooms.
Yes, occasional overnight guests are fine. Guests staying more than 3 consecutive nights need to be registered with the house manager in advance. Extended stays (more than 2 weeks) aren't permitted without prior approval.
No pets allowed, unfortunately. We know it's a bummer — but with 18 people sharing a home, allergies and sensitivities make it difficult to accommodate animals fairly.
Quiet hours are 10pm–8am weekdays and midnight–9am weekends. That said, we ask that you be mindful of noise levels at all times — some residents work night shifts or early mornings.
No smoking, vaping, or burning inside the house or on the covered porch. If you smoke, please do so a considerate distance from the building and dispose of materials responsibly.
Rent is paid through our online portal via AppFolio. You can set up autopay so you never miss a due date. Instructions and your portal link will be provided upon move-in.
Rent is due on the 1st of each month. There is a grace period through the 5th. Late fees may apply after the 5th — check your lease for specifics.
Yes — water, gas, heat, internet, garbage, soap, and toilet paper are all covered in your monthly rent. The only thing not included is electricity in your individual room (we use smart plugs to monitor usage fairly).
Street parking is available in the neighborhood. There are limited off-street spots that may be available — ask the house manager when you apply. We're also a very bike-friendly house, and secure bike storage is included.
We're in the UC Campus neighborhood — a 5–10 minute walk or quick bike ride to campus. Downtown Arcata is also walkable. It's an ideal location whether you're a student or a local professional.
Yes! We have a shared laundry room with washer and dryer on-site. No quarters needed — it's included in your rent. We ask that you don't leave laundry sitting for long periods.
It happens organically! Monthly house dinners, occasional movie nights, and backyard hangouts are part of the culture. Nobody's required to participate, but most people end up looking forward to them.
